In order to remove from façades such “problems”, commonly known as “biological corrosion”, that are actually colonies of algae or fungi, it is necessary to use special biocidal cleaners normally available on the market. While using the agents, strictly follow the manufacturer’s instructions on the package or contained in the product data sheet. Generally, the process of removing biological corrosion consists of a few stages:

  • Mechanical cleaning of a façade. Depending on a manufacturer, it is advised to clean the façade with a waterjet or a brush to the maximum extent.
  • If the façade was cleaned with water, let it dry.
  • Then, the façade should be covered with a disinfectant applied with a sprinkler (possibly a garden sprinkler) or a paint brush. Some agents may be diluted.
  • After applying the product, wait several minutes and brush the façade with a hard brush in order to remove the remaining spores; then rinse the façade and apply a second layer of the disinfectant. The second layer stays unwashed.
  • When the façade is dry, you may insulate or paint it with paints suitable for the surface with some biocides, i.e. special agents preventing the formation of biological corrosion. The majority of reputable manufacturers add some biocides to their products as a standard.
  • To finish the façade, we recommend silicate plasters and paints. ALPOL offers ALPOL AT 370-378 silicone-silicate plasters and ALPOL AT 360 silicate paint. Due to their high alkalinity, they are "naturally" resistant to biological corrosion.

Preventing future formation of biological corrosion is also advisable. Commonly, the process is triggered by excessive moisture of the facade caused by leaks in flashing elements or too lush plants in the vicinity of the building, such as high trees growing next to the façade. However, some reasons cannot be eliminated. It is impossible to remove a pond next to the building or some boggy land. Protective agents contained in paints and plasters are estimated to be effective for about 5 years. In such circumstances biological corrosion may appear again after a few years, making it necessary to repeat the whole process.
